What are the characteristics of EPDM Roofing?

According to the EPDM Roofing Association, EPDM is classified as a synthetic type of rubber made of ethylene and propylene. EPDM roofs come in two options making it easy for our homeowners and business owners alike. 

 

Black 

Black EPDM has a smooth finish, looking fairly similar to gray slate. Black EPDM roofing is best known for their ability to absorb the heat of the sun, causing the roof to become extremely hot. These are usually best installed in cooler climates, such as in the Northern United States regions, where keeping heat in, is essential.  

 

White

White EPDM also has a smooth finish, but is best known for it’s ability to reflect the sun’s heat and energy away from your residential home or commercial building. This will cause the roof to remain cooler during the warm summer months. For the southern region, white roofs will help lower utility costs, and keep you cool in the East Texas heat.

How durable is White Membrane Roofing?

A roof with EPDM roofing membrane installed, is durable regardless of the weather conditions. EPDM is an expansive material, with the ability to contract with changing climates vs cracking or tearing. EPDM is also highly durable in extreme wind, hail, or snow, and is fairly water resistant. However, it is important to note that you have proper drainage if your roof is made of this material to prevent prolonged exposure to standing water. 

 

How long will an EPDM White Membrane Roof last me? 

You can expect to get anywhere from 12-25 years out of your roof. The actual lifespan will depend on the thickness, and it’s exposure to our East Texas extreme weather conditions. When properly maintained, installed and cared for, you can expect your EPDM roofing membrane to last as long as 50 years!!! 

 

Can I repair my EPDM roof? Or would I need to replace my roof? 

Like any roof, your EPDM roof will need repairs, and maintenance. Because this roofing system is made of vulcanized rubber, our certified roofing contractors won’t be able to simply heat the rubber to the desired melting point for repair of small holes and cracks. However, simple repair kits are available, and routine maintenance will increase the lifespan of your roof.
